Surf's Up! And in many ways, so is our Real Estate market! As our high visitor season winds down (April 15th), it's interesting to compare our first quarter this year with first quarter of 2006, when we began to see the first signs of a slow-down in number of units sold. Statistics, of course, speak for themselves, but I have seen considerably more activity over the past few weeks--more requests for showings, and a greater comfort level in general with the stability of our market here in Maui.
A brief overview of Single-family home and condominium sales between the two quarters reveals some interesting dichotomies. Number of Single-family home sales have gone from 253 in 2006 to 362 in 2007 (island-wide)--an increase of 43%, while median price for the same period has dropped from $699,000 in 2006 to $651,000 in 2007. I guess a reasonable interpretation of these stats could be that as prices have softened slightly (7%), buyers have come back to the marketplace. Condos, on the other hand, have seen number of units sold decline from 393 in 2006 to 241 in 2007--a drop of 39%! Surprisingly, though, median price has actually increased from $458,000 during first quarter of last year, to $525,000 first quarter of 2007, representing 15% appreciation!
