Now that the holidays are behind us (whew!), I'm looking forward to what I think will be a very good year for Maui Real Estate sales. I was going to begin this year's Newsletter with a statistical report, but I've decided to wait until next month when all our 2006 year-end numbers will be in. As a little teaser, though, I will mention that November's stats are quite interesting; i.e., median price for single family homes was down about 18% from November of last year ($598,000 compared to $734,000 Nov. of '06), but # of units sold were up from 86 in November 2005 to 109 in November 2006--totally against the grain of most markets around the country. Condos, on the other hand, actually report a higher median than last year ($515,000 compared to $469,000 last year), but # of units sold are down from 147 a year ago (Nov.), to 66 this past November. It doesn't take a rocket scientist to draw a relationship between price and # of sales, and speaks well for the continuing high demand for Maui properties.
A word about the "Featured Listings" segment of my monthly newsletter...I really do try to select what I consider to be a "best buy" from several options, based not only on price, but how a particular property may compare to other "like" properties; taking into consideration upgrades, views, "wow" factor, etc. Not all of my Featured Listings are my personal listings; they may be properties listed by other Broker's that I would be able to represent to you as a Buyer's agent.
