Happy Independence Day! As Americans, this is the day many of us will take a moment to reflect on the fact that even though we may not agree with everything going on in our country today (how can you agree with everything?), the good old US-of-A is still the best and safest place in the world to be. Hawaiians, whether born and raised or transplanted, are known for their love of holidays--especially ones that include fireworks as part of the traditional celebration (4th of July, New Year's day). This year, though, our State Legislators, with inimitable wisdom, passed a law banning fireworks for private purchase or use. While I can understand the rationale behind it all, it just won't seem quite the same without our neighborhood fireworks shows.
In my opinion, our Real Estate market is showing much more clarity of direction as time goes on. The trend is clearly producing an ever-growing number of sales and new listings of bank-owned (REO) and short sale properties--at least 50% of our activity over recent months has been properties in those two categories. In fact, we are beginning to see multiple bids and over-bids as much as 20-30% above bank asking prices on REO properties, actually bringing them more in line with fair-market properties. At the same time, inventories are shrinking, primarily because seller's have finally figured out that if they don't have to sell, and aren't willing to price their Real Estate accordingly, they might as well hold on until things change--and it's anyone's guess when that will actually begin to happen. What this means is--it's a lousy time to be a Realtor unless you specialize in distressed properties, but a great time to be a buyer!
