Yes, we are having a rare "rainy day in Paradise" today--actually a much-needed rain--a perfect day to be inside writing a Newsletter! The last couple of nights the tradewinds have turned noticeably cooler, making for a most pleasant sleeping environment. Come visit and see for yourself!
Analyzing sales statistics can be a daunting task when samplings are small like they are in Maui. Some times one or two sales can skew the numbers in a given category, plus we have several projects that are closing escrow now and flooding certain price points with closed sales. While median prices and number of units sold are down on certain parts of the island, sales in the Kapalua and Wailea area (high-end) have actually increased, with an insignificant change in median price from this time last year. As I have said many times, there is only so much Maui Real Estate to go around, and seller motivation for what are often second and third homes is not as great as you might see with primary residence sales. There are some good buys, relatively speaking, and sellers are, as a rule, more willing to look at offers, but we are still not seeing (nor will we) wholesale price reductions.
